Carpet cleaning is one of the few home services where the customer can price the job themselves if you let them. Three bedrooms, a hallway, a sectional and a stain that the dog is responsible for: that is a number, not a mystery. The right carpet cleaning business software turns that into an online booking at 10 p.m. instead of a voicemail you return the next morning.
This is a comparison of Housecall Pro, Jobber and ProTyz for carpet and upholstery cleaners specifically. We build ProTyz, so read the verdict with that in mind, but we have tried to be straight about where the other two are stronger.
What a carpet and upholstery cleaner needs from software
Per-room and per-item pricing. Your rate card is rooms, stairs, hallways, area rugs by size, and upholstery by piece (sofa, loveseat, recliner, dining chair, mattress). Software that only understands "one service, one price" forces you back to the phone.
Extras that sell themselves. Stain protection, pet odor and urine treatment, deodorizer, enzyme pre-treatment, quick-dry. These are high-margin add-ons, and a checkbox at booking time converts better than an upsell at the door.
A minimum charge. Every carpet cleaner has one. Software needs to enforce it so a single-room booking does not come in below your trip cost.
Annual re-clean follow-ups. Most homes should be cleaned every 12 to 18 months. The client you cleaned last March is your cheapest lead this March, but only if something reminds you.
Room for a second service line. A lot of carpet cleaners add house cleaning, tile and grout, or air duct work. If your software charges per "business" or per seat, that expansion gets expensive.
A crew that can work from a phone. Job list, address, notes about the stubborn stain, photos before and after, mark complete.
How ProTyz handles it
ProTyz is a free CRM, booking website and scheduling platform for local service businesses. Carpet & Upholstery Cleaning is one of the ten launched service lines, with a template and a pre-filled service catalogue you edit.
Per-room and per-item pricing at booking
Priced inputs are how the booking page prices the job. For carpet cleaning you use quantity inputs: number of rooms, number of staircases, number of hallways, number of area rugs, each with its own rate. Upholstery is the same idea per piece: sofa, loveseat, chair, ottoman, mattress. Extras (stain protection per room, pet treatment per room, deodorizer, quick-dry) are checkboxes with their own price. The pricing engine adds base price, priced inputs and extras, applies the frequency ladder if the client picks an annual or semi-annual plan, applies a coupon, adds any fee and tax, and enforces your minimum price. The customer sees the itemised quote before they pick a time.
Then they see availability. Only slots that are actually free on your calendar appear, so you do not get a booking for the hour you are already across town. The price is snapshotted on the booking, so what they saw is what you charge.
Instant-book or quote-first
Residential carpet, rugs and upholstery work well as instant-book. For commercial carpet (offices, restaurants, apartment turnovers) or water damage, flag the service quote-first. The customer submits a request with details and photos, you build a line-item quote, they accept through a link, and the accepted quote becomes a booking.
Invoicing is free on both plans. You can raise an invoice from scratch, from a completed booking, or from an accepted quote, email it to the client with a link to a read-only copy, send a reminder if it goes quiet, and record the payment when it arrives.
Annual re-clean opportunities
Top Opportunities is the feature we would put in front of every carpet cleaner. It is a rule engine that scans your client list and flags people who are due for re-engagement: the family whose whole-house clean was about a year ago, the recurring client who missed their scheduled visit, the client who has gone quiet after two years of annual bookings. Each shows up as a card on the Overview and in the Opportunities tab with a draft message you can edit. You press send, by email on Free or SMS on Pro. A Monday digest lists who is due that week.
It never sends on its own. Some clients moved, some had the carpet replaced. You decide.
Bundling house cleaning as a second service line
This is where the account structure matters. Service lines are unlimited on every plan. Add Cleaning & Maid Services next to Carpet & Upholstery and you get a second set of services with bedroom and bathroom inputs, a second template section on the same website, and one login, one client list and one team across both. A client who books a deep clean and a carpet clean is one record with history under each line. A technician qualified for both cannot be double-booked between them. The dashboard's vertical switcher shows you everything rolled up or one line at a time.
Team, routes, photos and payroll
Team members are unlimited, with per-line qualifications, unavailability and schedules. Routes builds a day route from the booked jobs. On the mobile PWA at /mobile, a tech sees the job list, checks in with GPS inside a geofence, attaches before and after photos to the job (the pet stain that was there, the carpet that is not stained anymore), and marks complete. Time entries feed Payroll with overtime and CSV export.
Pricing
Free is $0 forever: booking site on yourbusiness.protyz.com, unlimited bookings, clients and team, quotes, two-way inbox, calendar, routes, payroll, analytics, 24-hour email reminders, review requests and Top Opportunities with email reach-out. Pro is $10 a month flat, month to month, and adds SMS (1-hour reminders, CONFIRM/CANCEL by text, SMS reach-out), one custom domain, and QuickBooks Online sync. Invoicing itself is free on both plans. No per-user fees, no contracts, no card to start.
What Housecall Pro and Jobber do well
Housecall Pro is popular with carpet cleaners for a reason. Its online booking supports fixed-price services and add-ons, it takes card payments in the app, it syncs with QuickBooks, and it has phone support and a mature native mobile app. Its invoicing and estimate workflow is well worn. As of mid-2026, Basic is $79 a month for one user, Essentials is $189 for up to five users and MAX is $329, with extra users at $35 a month; add-ons increase the total. Check the vendor's pricing page.
Jobber brings the strongest invoicing and accounts-receivable tooling of the three, plus QuickBooks sync, card payments, phone support and a polished native app. Its client hub for approving quotes and paying invoices is a real convenience. As of mid-2026, Core is $39 a month for one user, Connect $119, Grow $199; team plans are $169 for five users (Connect) and $349 for ten (Grow), with extra users at $29. Check the vendor's pricing page.
The shared limitation is cost per seat and the lack of a built-in re-engagement engine. Both can tag clients and run manual campaigns; neither surfaces "annual re-clean due" as a first-class list. And if you add house cleaning as a second line, you are configuring around one account structure and paying the same seat price for the extra staff.

Who should pick what
Pick Housecall Pro if you want a well-known, all-in-one tool with card payments on site and are fine paying per seat. It is a safe choice for a residential carpet cleaner who invoices and collects through the app.
Pick Jobber if commercial accounts and net terms are central. Apartment turnovers, property managers and office contracts benefit from Jobber's deeper accounts-receivable tooling, aging reports and client hub where a customer can pay the invoice online.
Pick ProTyz if you are a solo operator or a crew of two to eight, most of your work is residential, you want the customer to price rooms and pieces themselves and book a real slot, you want annual re-cleans surfaced without a tagging project, and you are thinking about adding house cleaning or tile work as a second line. Zero per-user fees mean the seasonal helper is free to add, and $10 a month for SMS is hard to argue with.
The caveat is narrower than it used to be. Invoicing is now free on every plan and QuickBooks Online sync is on Pro, but we still do not take a card from the customer: deposits are recorded on the booking and nobody can pay an invoice online. Our accounts-receivable side is a summary and reminders rather than the aging and net-terms depth Jobber has, and support is in-app tickets, not a phone number. If collecting by card at the door is how you get paid, that gap is real.
FAQ
Can customers price a carpet cleaning job themselves online? Yes. Quantity inputs for rooms, stairs, hallways, rugs and upholstery pieces, plus priced extras, produce a live itemised quote. Your minimum charge is enforced automatically.
How does ProTyz remind me about annual re-cleans? Top Opportunities flags clients whose last clean was about a year ago and drafts a message. You review it and press send by email (Free) or SMS (Pro). Nothing is sent automatically.
Can I offer house cleaning and carpet cleaning from the same website? Yes. Add Cleaning & Maid Services as a second service line. One login, one client list, one team, with a cross-line conflict check on staff.
Is there a charge per technician? No. Team members are unlimited on Free and Pro. Pro is a flat $10 a month for SMS and a custom domain.
Does ProTyz do invoicing or take card payments? Invoicing yes, card payments not yet. Invoicing is free on both plans: build an invoice from scratch, from a completed booking or from an accepted quote, email it, send reminders, and record payments as they come in. QuickBooks Online sync is on Pro. Deposits are still only recorded on the booking, and invoices cannot be paid online, so Housecall Pro and Jobber are stronger if you take cards in the field.
